Top 10 Real Estate Appraiser Courses Online (Must Read #5)

I’m sitting on a couch in my living room and reviewing the real estate appraiser licensing requirement. It seems that regardless of which state you are in, to renew your appraiser license, you need to fulfill the continuing education requirement.

Some states require you to complete the classes on an annual basis, while some are every two years to four years. However, as far as I could see, they all require you to take the following two courses:

  • National Uniform Standards of Professional Appraisal Practice (USPAP) update course
  • Federal and State Laws course

Other than the mandatory courses mentioned above, you have the flexibility to decide which elective courses to take. So I’m thinking if you were going to spend the money and time in completing the continuing education. Why not pick some ones that could really benefit your appraisal practice?

Therefore, I did some research at McKissock Learning. (They are one of the online real estate appraisal school that I trust, here’s a review about them) I found 10 CE courses that could be helpful and interesting to learn about.

Of course, I wouldn’t pick any courses that appear on their website. I would only recommend a CE class if they are:

  • Provide CE credits for license renewal
  • Have online lectures available
  • Have more than 300 student ratings
  • The average rating must have at least 4 out of 5 stars

By the way, the details are as of the day I wrote the post, and they can be subjected to change. These courses are for mainly for home appraisers. I’ll talk about the list for commercial appraisers in the next article.

Course #1: Complex Properties- The Odd Side of Appraisal

When you have been in the appraisal industry long enough, I’m sure you would come across complex and non-conforming properties. After all, not all subject properties are “cookie-cutter” houses. There are times where there is a lack of comparables in the same neighborhood.

As much as we all want to focus our energy in expanding our appraisal business, we should take proper precaution to safeguard our practice. Especially the number of disciplinary complaints have risen over the past several years.

It’s a respectable profession, and the court is relying on his expertise in making a fair judgment. Now, you also have the chance in doing so as real estate appraiser.

Course #6: Supporting Your Adjustments: Methods for Residential Appraisers

No two properties would be exactly the same. When you’re going through comparable for the subject property, you’ll need to make adjustments according to its size, bedroom, bathroom, basement finishes, and other conditions.

However, is your method strong enough to support the adjustments? What is the proper sequence of adjustment you should employ?

This course would teach you how to develop a credible appraisal when using the sales comparison approach. But this is a more advanced class, as it assumes that you have some prior training and experience with this method.

In today litigious environment, professionals become increasingly vulnerable to complaints and liability. It is no exception for real estate appraisers.

As a licensed appraiser, you are required to meet federal and state laws and regulation, USPAP, and guidelines issued by government agencies, government-sponsored enterprises, and lenders. Failure to do so could result in civil penalties, criminal penalties, or loss of license.

Course #10: The FHA Handbook 4000.1

Whenever a home purchaser cannot obtain a mortgage from a conventional lender, they would need to get an FHA insured loan. Part of the underwriting requirement is to have an FHA appraisal.

Since the needs of an FHA loan is purely based on the applicant eligibility of a mortgage and not the type of property, you’ll have a great chance of coming across these types of assignments in your usual practice.

Conclusion

Although you need to obtain a certain number of continuing education credits to renew your appraisal license, as a professional real estate appraiser, you should constantly keep up to update whether it is a requirement or not.

You should select ones that could be beneficial to your practice. I prefer online courses because you can take it at your own pace while without the hassle of traveling around.

Also, I would choose an online school where the state regulatory board approves their courses.
